About

Built for the moment an agent has to name a number.

OfferContour is a decision-support service for licensed real-estate agents: newer agents who want pricing support, and small teams and brokerages who want a consistent second read before an offer or a listing appointment.

Why the service exists

Pricing conversations are the highest-stakes part of an agent's week, and they usually happen under a deadline. Agents already have the comparable sales; what is often missing is the time and a second set of eyes to turn those comparables into a position that can be defended out loud — an opening number, a ceiling, and a clear view of which terms matter more than price.

OfferContour exists to fill that gap. You submit the property, the information you are authorized to share and your client's goals. A reviewer works the file and returns a structured strategy in a format you can walk through with a client. You approve it before anything is shared.

Our reviewers work with the contracts, disclosure practices and pricing behavior of each market you submit. We built the service to be genuinely useful nationwide while staying honest about the limits of any single file.

What OfferContour is not

  • Not an appraisal or an appraisal substitute.
  • Not an inspection, legal service or lending decision.
  • Not a consumer home-value calculator.
  • Not an MLS-integrated data product.
  • Not a guarantee of any negotiation or sale outcome.

OfferContour provides property decision-support information and does not replace a licensed home inspection, appraisal, legal advice, tax advice, lending advice, title review or other specialized professional service. Findings depend on the information available at the time of review, and no property value, condition, investment return, negotiation result or transaction outcome is guaranteed.

Principles

How we work

A range, not a guess

Pricing decisions deserve a defensible range with the reasoning attached. We show the adjustments, not just the output.

The agent stays in charge

Every report is delivered to the agent for review and approval. We never contact clients and never present anything ourselves.

Human review, deliberately

There is no automated valuation model and no MLS integration. A reviewer reads the file, tests the comparables and states the confidence level.

Honest about limits

When the data is thin, we say so and ask for what is missing rather than dressing up a weak conclusion.
